Picking the right Real Estate Agent in Myrtle Beach


There is no one "best" real estate agent in the Myrtle Beach area. Since the market is so diverse, you need to narrow your field to make your "agent search" easier. Remember, not all agents are created equal. Some specialize in condos, others in land. So which to choose?

It's important to keep in mind that the words "realtor" and "real estate agent" do not mean one in the same. A real estate agent has a real estate licence from the state they practice in. A realtor has that license, plus national certification from the National Association of Realtors. Does that mean one is better than the other? Not necessarily. An agent should know his trade, simple as that. If they have spent years and years in the same market, selling condos or beach homes, you better believe they know what they are talking about.

Hopefully these tips may help your decision making process in finding the right Myrtle Beach real estate agent.
  • Companies come in all sizes. Don't worry about the company as much as the agent. That agent will be working for you, not the company.
  • You should meet face to face with any prospective agent before you committ to them, whether buying or selling. Make sure they are going to give your property or property search the time and effort it deserves. Is the property on the low price side? Are they going to try their best if the commission is low? A good agent will sell no matter what.
  • Try to find an agent that is willing to work around your schedule. Maybe you only have nights and weekends to meet with them. Can they accomodate that?
  • Ask the agent how long they have been a resident here, as well as how long they have worked the market here. Do they specialize in condos or residential? Remember, selling an oceanfront condo is a different ball game than selling a 2 bedroom home in Longs. It's marketed differently, and the agent should know how to find the people looking to buy in their areas.
  • Ask for references. You may feel funny about asking to speak with prior clients, but this is your best indication of the type of agent they are. Make sure the references are within your property scope as well.
  • Finally, if selling, just ask the realtor or agent what they plan to do to sell your home. Some are very proactive; others will just add it to the MLS and wait for inquiries.
Chances are, if you pick a Myrtle Beach real estate agent or company at random, you might be sorry you did. Do your research. It is a long commitment, remember.
